Rental Terms & Conditions

Terms & Conditions

CHECK-IN: 4:00 pm (unless you have purchased an early check in at 1:00 pm)

CHECK-OUT: 10:00 am (unless you have purchased a late check out at 1:00 pm)

DEPOSIT POLICIES:

  • Booking requires 50% of the entire rental cost.

  • The balance is required 60 days before arrival.

  • Reservations made within 60 days before arrival require full payment.

The monies are held in a non-segregated Escrow Account by Northern Michigan Escapes, LLC.


CANCELLATION & REFUND POLICIES:

  • Cancellations made 60 days or less before arrival will be charged a 20% handling fee per unit.

  • No cancellations or changes are allowed within 60 days of arrival.

  • No cancellations during major holidays (Christmas, New Years, Presidents Week)

  • Weather, lack of snow, poor skiing conditions, health difficulties, or transportation delays do not qualify for partial or prorated refunds. We strongly advise you to buy “travel insurance.”

MINIMUM STAYS & LATE CHECK-OUTS:

During certain periods, a minimum night stay may be required. The minimum nights may be reduced for an “early check-out fee.”

Northern Michigan Escapes, LLC must approve late check-outs. A “late check-out fee” will be levied immediately.


HOT TUB:

A hot tub for registered guests is advertised on our website. Due to unforeseen circumstances, the hot tub may be inaccessible during your stay. No refunds or accommodations will be offered if the hot tub cannot be utilized frequently.


HOUSEKEEPING SERVICES:

  • Daily or extra housekeeping service is available for a fee.
  • We supply good soap, shampoo, and body lotion. Please note that we do not refill these items during your stay or midweek clean.
  • Each bathroom has towels. Extra towels are available for a charge.
  • No cleans will be arranged on Sundays or Holidays.
  • Monthly rents do not include housekeeping.

ADDITIONAL PERSON CHARGES:

Each home has an occupancy level based on actual bedding. However, some homes can accommodate additional people for an additional $50 per night.


ASSUMPTION OF RISKS:

Any property, including rental property, has inherent and related dangers, which may include personal harm, property damage, or death. Certain dangers may be more prevalent in high-altitude, harsh-climate areas like a rental property. Call the rental business immediately if you have any doubts or believe that there is an unreasonable risk to you.

Risks which may be inherent to the rental property and the location in which it is located may include, without limitation: wet, slippery, or icy conditions both inside and out; falling snow or ice; being in proximity of, or use of, a swimming pool, bathtub or hot tub including without limitation risks of, drowning, heart attack, stroke or reactions to pool or cleaning chemicals; allergic or other reaction to cleaning or “freshening” products; allergic or other reaction to man-made and synthetic materials; actions of third parties not under the control of the property manager or unit owner; theft of, or damage to, personal property; electric shock or another injury in the use, or misuse, of any electric appliance or mechanical device; risk of injury in the use of garbage disposals, trash compactors, steam showers, saunas, and other similar appliances.

Pregnant women (or women who fear they may be pregnant) should consult a doctor before using a hot tub or spa. Pool, hot tub, bathtub, or sauna should not be used with alcohol or other sedatives.

I assume these risks, whether enumerated or not, known or unknown, on my behalf and on behalf of any person under any legal incapacity for whom I may be responsible.


LIMITATION OF LIABILITY:

Any claim or legal theory advanced against Northern Michigan Escapes, LLC will be completely equal to only the rental price received. Regardless of the kind, extent, cause, claim, or legal theory asserted, the owner’s obligation shall not exceed the rental amount received or the liability insurance in force. Renter agrees to the above and waives all rights to claim damages over the above amounts.


SPECIAL POLICIES:

No smoking is allowed in any house or on any property. If smoking is detected, a $500 fee will be assessed immediately.

If you have pets, please remember that you must pay an additional pet fee if you do not stay in a “Pet Friendly” residence. Not even well-behaved, hypoallergenic, or small pets are exempt. If you have a pet on the property, you must leave immediately and forfeit your deposit. This limitation extends to any visitors.

Homes or condominiums in neighborhoods. Our properties never allow huge social gatherings or activities out of respect for our neighbors. The owner’s cleaning costs and fines will always be charged to guests.


VACATION RENTAL DAMAGE PROTECTION:

Vacation Rental Damage Protection was promptly charged $39.00. But it’s non-refundable. Unintentional property damage up to $1,000.00 is covered. In the event of damage, this is the maximum reimbursement. Also, this Protection does not cover property damage. You are responsible for any damage over $1,000.00 or not covered by insurance for any of the reasons listed below. Uninsured damage will be charged to your card shortly. You are liable for any damage not covered by your card.

Coverage is not provided because of damage due to:

  • Intentional acts or gross negligence.
  • Any infringement of your rental agreement, including having more people than the maximum occupancy or holding a party.

Coverage will not be provided unless you:

  • Take all reasonable, necessary steps to protect the damaged property and to prevent further damage.
  • Report the damage to Northern Michigan Escapes by email as soon as possible (but no later than check-out).
  • Cooperate with Northern Michigan Escapes in determining the extent and causes of the damage.

INTERNET SERVICE:

Numerous places we represent offer WiFi. Also, Comcast or Charter often service these properties. We do our best to assure internet access before your arrival, but we cannot guarantee it. So, if your internet isn’t working properly, call Comcast or Quest right away.

If you are still having problems, please call our office. We are not liable for internet service provider failures. As a result, no refunds will be offered if the internet service fails.

SERVICE ANIMALS:

Our ability to provide goods and services to other guests is essentially protected under the Fair Housing Amendments Act. As well as your service animal needs so we can find alternative pet-friendly accommodations. We may deport your service animal to an animal shelter if you don’t notify us in advance.


ADDITIONAL:

By consenting to terms and conditions, guests affirm they meet all criteria for travel and bear all duty and liability.
