Rental Terms & Conditions

CHECK-IN: 4:00 pm (unless you have purchased an early check in at 1:00 pm)

CHECK-OUT: 10:00 am (unless you have purchased a late check out at 1:00 pm)

DEPOSIT POLICIES:

  • 50% of total rental cost is due at time of booking.
  • Balance of total rental cost is due 60 days prior to arrival.
  • Total rental costs are due upon booking on reservations made within 60 days of arrival.

Note: All advance deposits shall be held in a non-segregated Escrow Account by Northern Michigan Escapes, LLC, and no interest shall be paid on returned funds.


CANCELLATION & REFUND POLICIES:

  • A 20% off total reservation cost – per unit handling fee will be charged on cancellations made more than 60 days prior to arrival.
  • There are no cancellations or modifications to reservations within 60 days of arrival.
  • There is no cancellation over major Holidays (Christmas, New Years, Presidents Week)
  • Sorry, partial or pro-rated refunds are not available in cases of weather, lack of snow, poor skiing conditions, health issues or transportation delays. We strongly recommend you obtain “travelers’ insurance.”

MINIMUM STAYS & LATE CHECK-OUTS:

A minimum night stay may be required on reservations made during certain periods. The minimum nights may be reduced for an additional “early check-out charge.”

Late check-outs must be approved in advance by Northern Michigan Escapes, LLC. An additional “late check-out fee” will be assessed.


HOT TUB:

As advertised on our website, some of our individual units have an onsite hot tub for use by the registered guests. Despite our routine maintenance and upkeep of these hot tubs, occasionally situations occur outside of our control that may cause the hot tub to be unavailable during your stay. We cannot guarantee the use of the hot tub nor will there be any refunds/accommodations made if the hot tub is unable to be used.


HOUSEKEEPING SERVICES:

  • Daily or additional housekeeping service is available to the guest at an additional charge.
  • We provide a starter of fine soap, shampoo and body lotion. We do not restock these amenities during your stay or midweek clean so please plan accordingly.
  • Each bathroom is stocked with towels. Additional towels can be provided for a small additional fee.
  • No requested cleans will be scheduled on Sundays or Holidays.
  • Monthly rentals will not receive housekeeping included in the rate.

ADDITIONAL PERSON CHARGES:

Each home has an occupancy level based on actual bedding.
Some homes can accommodate additional people for an additional $50 per night.


ASSUMPTION OF RISKS:

There are risks inherent in and associated with the use of any property, including the rental property, which may include risks of injury to person or property, or death. Certain risks may be more likely to occur in high altitude locales with severe climates, such as where the rental the property is located. Call the rental company immediately if there is any matter about which you are uncertain or which you believe may present an unreasonable risk to you. Risks which may be inherent to the rental property and the location in which it is located may include, without limitation: wet, slippery, or icy conditions both inside and out; falling snow or ice; being in proximity of, or use of, a swimming pool, bathtub or hot tub including without limitation risks of, drowning, heart attack, stroke or reactions to pool or cleaning chemicals; allergic or other reaction to cleaning or “freshening” products; allergic or other reaction to man-made and synthetic materials; actions of third parties not under the control of the property manager or unit owner; theft of, or damage to, personal property; electric shock or other injury in the use, or misuse, of any electric appliance or mechanical devise; risk of injury in the use of garbage disposals, trash compactors, steam showers, saunas and other similar appliances.
Pregnant females (or women who suspect they may be pregnant) may be subject to particular risks and should consult a physician before using a hot tub or spa. Alcohol and other state-altering substances should not be used in or around a pool, hot tub, bath tub or sauna.

I assume these risks, whether enumerated or not, known or unknown, on my own behalf and on behalf of any person under any legal incapacity for whom I may be responsible.


LIMITATION OF LIABILITY:

Northern Michigan Escapes, LLC liability shall in no event exceed the amount of the rental payment received regardless of the kind or extent of injury, cause thereof, claim or legal theory advanced. The owner’s liability shall in no event exceed the lesser of the rental payment received or the liability insurance then in place regardless of the kind or extent of injury, cause thereof, claim or legal theory advanced. Renter agrees to the foregoing and waives all right to claim damages more than the foregoing amounts, and agrees to be limited for all purposes to such amounts.


SPECIAL POLICIES:

Smoking is not permitted in any residence or its property. A $500 fee will be charged if evidence of smoking is detected.

Please note that we have a strict NO PETS POLICY unless you are staying in a designated “Pet Friendly” home and have paid for the corresponding pet fee which would be noted on your reservation confirmation. There are NO exceptions to this rule no matter how well behaved, hypo-allergenic or small your pet may be. If found to have any type of pet in/on the property, you will be immediately asked to leave with no refund, and a $500 fee will be charged. This rule applies to any visitors that you may have stopping by as well.

Our properties are in residential areas or condominium buildings. Out of respect for neighbors, large gatherings and social events, including but not limited to weddings, birthday parties and receptions at any of our properties is strictly prohibited. Additional charges for cleaning and any fines incurred by the Owner will be for the guest’s expense.


VACATION RENTAL DAMAGE PROTECTION:

You have been charged a one-time $39.00 fee for Vacation Rental Damage Protection. This fee is not refundable. This Protection covers up to $1,000.00 of damage to the Owner’s property. This is the maximum amount that will be paid for any damages during your entire stay. This Protection does not cover damage to your property or to the property of any other persons. You are responsible for the cost of any damage that is more than $1,000.00 or that is not covered for any of the reasons described below. The amount of any damage that is not covered will be charged to your credit card. You are personally responsible for the cost of any damage that is not paid by your credit card.

Coverage is not provided because of damage due to:

  • Intentional acts or gross negligence.
  • Any violation of the terms of your rental agreement, including without limitation having more people in the unit than the maximum permitted occupancy or having a party.

Coverage will not be provided unless you:

  • Take all reasonable, necessary steps to protect the damaged property and to prevent further damage.
  • Immediately (and in no event later than check-out) report the damage in writing, with pictures, to Northern Michigan Escapes by email.
  • Cooperate with Northern Michigan Escapes to provide any other information required by Northern Michigan Escapes to determine the amount of and the reasons for the damage.

INTERNET SERVICE:

Many of the properties that we represent have wireless high speed internet service or Wifi. These properties use Comcast or Charter as their service provider. We make every effort to ensure that the internet is functioning properly prior to your arrival, however we make no representations or guarantees that the internet will work all the time. If the internet is not working properly, we provide contact information for Comcast or Quest and we suggest that you contact them directly, as there could be a problem with their service. If you are still having problems, please contact our office during business hours and we will do our best to assist you. If there is a technical problem that cannot be solved, Northern Michigan Escapes, LLC will not be responsible for any internet service provider or any other technical problem. Furthermore, Northern Michigan Escapes, LLC will not refund you any money if there is any type of problem with the internet service.

SERVICE ANIMALS:

In compliance with the Fair Housing Amendments Act, we are permitted to exclude an animal, including a bona fide service animal, if the presence of the animal causes a fundamental alteration to the goods and services offered to other guests. Please let us know should you plan to travel with a service animal so that we can find alternative pet friendly options for your stay. Failure to notify us prior to arrival of a service animal may result in unilateral eviction of the animal to an animal housing facility at the guest’s expense.


ADDITIONAL:

In compliance with any Executive Orders or temporary travel bans or restrictions – by agreeing to terms and conditions – guests confirm they meet any and all criteria for travel and assume all responsibility and liability.
